Property Rentals Spain

One of the major considerations when relocating is obviously a place to live.
So much has to be taken into consideration when sourcing a home and the prospect of buying a property in a strange country in which you may well know little about geographical areas, the infrastructure the areas offer, their proximity to required services, which schools are available in which catchment areas etc, combined with the high taxes and fees that go with buying a property in Spain, make long term renting the most sensible route when first arriving in Spain.
The rental market in Spain is a mature one and overseas investment in real estate in the area (investors purchasing property purely with the intention of renting said properties) mean there is a wide selection of accommodation available. From one bedroom studio properties at €400 per month, through to lavish beachfront villas costing more than €10,000 per month and everything in between.
You will be required to pay one months rent in advance, one months rent as security deposit and possibly one months rent as a finders fee to the agent, however, more agents are choosing to pass this cost on to the owner of the property. It is important to check this before committing to a rental contract. Long term contracts will normally be for 6 or 11 months. (11 months is the maximum rental contract available, however these can easily be renewed if both landlord and tenant agree).
It is also worth bearing in mind that a lot of Spaniards own second properties on the coast that they rent out, however, for the month of August (when many Spaniards have leave) you may be asked to vacate the property. Again check this prior to committing to any rental agreement.

Because we are involved in peoples relocation (in finding them work) we are often asked for assistance or information on rental properties. With this in mind we have established relationships with some of the coasts leading rentals companies, from Nerja down to and including Gibraltar (although property in Gibraltar is much more expensive than Spain, and most people opt to live in Spain and cross the border into Gibraltar if this is where they are working).
The market for long term rental is a fast moving one, and it may not be possible to source a property prior to arrival, however we are certainly able to provide you with details of rentals as an example of what is available, where and for how much!
If you would like further information on rentals, then please take a moment to complete the REQUEST form and we will endeavour to come back to you within 24 working hours with suitable information. If you are local we will introduce you to agents who can take you to see a selection of properties, if you are still overseas then we can provide you with details via email.
